What method would you use to sell your rental house?

Have a house with vacant posession in a town but cannot figure out what is the best way to sell it. Go through the local estate agents that are not bothered about selling or what you to sell for the minimum for less work. Use an agent in the Dublin city that may charge more in commission as they will have to travel or sell the house yourself.

2 bed end of terrace in North County Dublin. 2 bedrooms upstairs and bathroom kitchen and sitting room down stairs. Front garden and you can park a car on it and a closed in back garden.

Going to do up the house now to sell. Any suggestions welcome.

Selling is their only job, why would they not be bothered about selling? I'd contact 3 local agents, see what they suggest about price and go from there. They know the local market as well as anyone.

Consult EAs first before you do it up, so that you know what ceiling price is on that type of house in that area.

No point in spending more money than you will recoup in sale price, so when doing house up only do stuff that will add value to sale price.

Maybe I am being cynical. In the same area my Brother in law put his house up for sale with one agent. Paid advertisement fees of €600. House in an area where very few houses come up for sale. Need a bit of work to suit tastes but you could move in as it was. He heard nothing.

Few months later rang to ask what was going on. Agent then would bring someone up who was selling theirs to view the house so not ready to buy as they had to sell theirs and then no communication again. Waited few months rang again. Auctioneer said drop price by €50k which was a large amount from the price. It was the auctioneer who said what to advertise the house for.

Year later still no sale. In the end the house was sold privately without the auctioneer.

If an agent sells a house for €100,000 they get a set amount one one or two calls to the house. Quick sale. If they sell it for €150,000 maybe a few more visits not ask quick but the seller would get more but in money terms the auctioneer would only get a

How do you get the most from an auctioneer? Don’t know.

The auctioneers undersell the houses.

Just don't use the same EA that your brother did. I'm in north county dublin and houses are flying, plenty of sale agreeds not long after going on the market.

You need to get a proper EA with no track record.

Doing up almost never adds value to cover the cost. The only exception is tidy up/clean up outlay. EAs generally know their own patch and know the local market. You need to get a good reliable auctioneer who operates in the geographical area and market segment for the property.

North County Dublin isnt exactly a small place out in the wilds. There must be a good few agents between Swords, Balbriggan, Ashbourne and possibly Stamullen who,d cover that area

A terraced house in North County Dublin will likely be in an area that has some pretty recent transactions, and a well established market. With an established market, there wont be much variance between what the house will be sold for, regardless of what kind of agent you pick. I'd pick a local agent - they may have buyers in the area waiting for something to come up. Again, dont renovate without doing a walk through with your chosen agent to see what renovations will add value, and what will just cost money.

Selling a house in NCD as well and agents were practically breaking down the door to get the job.

They know the prospective buyers and area so would make no sense to go with city based agent

Just had two agents call.

House in Balbriggan in the older part of the town so nice estate and easy access to the main street, shops, train station, beach and schools etc.

One said take some furniture out, paint ceilings no need to CLEAN which is an odd one and will sell between €250k and €280k if get two buyers. This is the one the brother in law went with.

Another do nothing and sell €255k-€275k.

Same estate has a 3 bed for sale and it is up for €275 and no takers in the last year. Nice house and looks good.

Whatever you do, don't deal with the agent your brother-in-law was involved with.

We sold to a neighbor 5 years ago, we had to leave before the lynch mob came.

Would re enter if the conditions were right but it's very doubtful.
