Is there a clause in contract that in simple terms the contractor is entitled to make changes to the build in interest of overall development, to meet another demand- something to that affect?

Our own new build contract had something like this with the instruction that contractor had to contact us to give x days notice to consider/respond.

Hope the snag follows through on it.

If there is a back door, where is it in relation to the futility room.

Gotcha, I suppose you could use it to throw off the boots as soon as you open the outside door to the utility room. Or go via washing line and washing machine without "traipsing through the kitchen".

If you can check the other houses in the estate if they have said entrance.

If none have it , it may be an engineering change to the project rather than cost saving as mentioned in other post.

Well if it was sold to you that way they will either do it or compensate you appropriately. Presuming you insist.

You could take a look online at the planning documents and see what was approved. Assuming it's an A-rated new build, your builder may also tell you that he can't mess with the external wall because it'll invalidate the BER, undo the air-tightness etc.

Ultimately this will come down to what's in the contract and how willing you are to walk away if given the option, but I'll bet my life that the developer's documentation has clauses about varying the layout or finish without prior notice.

(also, the OP mentions "booking deposit" which gives you no rights whatsoever, but also goes on to say that contracts have been signed, so not clear exactly what stage he/she is at)

What if it is timber-framed? Or brick? Can it still be done and done neatly?
