Land rental price - hill ground

Hi all,

I have the option of renting some hill ground and commonage. The land is unfenced so would require fencing. Would anyone have an idea of what price i should expect to pay per acre per year for this type of upland ground?

Are you getting the maps and entitlements or is it grass only?

I'm renting about 28 acres from an elderly neighbour. Very hilly ground, no sheds but good grazing with 2 meadows. I'm giving him €800 cash

@Easten Thanks for the reply. This ground has no entitlements as far as I'm aware it's unclaimed ground. No meadows on this ground it would be heather and purple moor grass mostly so fairly poor.

Hard to put a value on it so, heather and moor grass isn't much good only as rough grazing. Is it nha land? if so it's next to worthless.

I would give him more if he wanted it. He just wants the place looked after. I don't blaggard the farm, I keep it under stocked and give it a run of the topper to keep it looking well. He's happy out as long as he gets all the news, more often than not he's the one telling me of all the latest goings on around the place

I know the type and no doubt that he's happy out ( prob not in need of extra anyway ) and wouldn't ask ask for more, but you know the value of what you're getting. I'd be putting a bit more in anyway whether asked or not ( I know you're paying cash which suits him and you cant put it against tax but still)

Is it for lease or 11 mts?if it’s lease 80-100 would be my guess

@Easten No thankfully not NHA or SAC land otherwise fencing would have to go through planning on top of everything!

@orchard farm Sorry it is only for 11 months yeah so 80 - 100 would be alot. I was speaking to someone today who though 60 euro but I'm just not sure as it is poorer land.

The cost of fencing could be near the price of it for 11 months.

@J.O. Farmer I would say it would be a few posts and temporary electric fence + solar battery given the short term. I would have the option of renewing it if I take it.

OP - how much will you expect the ground to make for you?

Its all well and good lads guessing on prices - but if you can’t make money from it, then leave it after you…

@Dinzee Conlee If I put dexter or galloways on it possibly 150 an acre I could make on it. YF and national reserve would boost money on the ground also

No Tax relief as I'm paying cash plus no maps so I can't use the entitlements which is a bit of a waste. I didn't push for the maps as I know old lads are a bit queer when it comes to land. At the end of the day it's still far cheaper than a pallet of fertilizer
