Mercer Vale - Cherrywood. Need suggestions

So, Cairn released their cherrywood development this week. The houses look good with red bricks etc. However, I am concerned about the area.

Is 600+ to expensive for a 3-bedroom in Cherrywood? Are there better options available in Dublin in terms of safety, access to village, green areas, public transport to the city?

I think there is premium for South Dublin address and Luas. However, in practical terms the Luas is going to take about an hour to city centre and the area doesn’t look like any other south side locations such Killiney, Shankill etc.

Any suggestions would be much appreciated! Especially, any recommendations for a budget of 600k for a 3-bedroom.

Just over €5k per sqm is a reasonable proposition if you believe they will deliver the town centre with its promised public amenities. Are you content with timber frame construction (brick cladding)?

Agreed the LUAS is not great for accessing the city centre but it works well if you are commuting to places along the line e.g. Central Park.

The brochure gives the impression you are close to Dalkey and Killiney. Not really.

Is there a problem with timber frame construction? Sorry, this would be my first house and I have no idea on these kind of things.

Its really stretching the "South Dublin Address" being that its in the sticks! Nearly an hour on the Luas to Stephens Green. Taking poor value to a whole new level and no doubt tears will be shed in a few years and that's if all the promised amenities even get built.

Timber frame is standard in the U.S. and elsewhere but it only became commonplace in Ireland during the Celtic Tiger when block laying became crazily expensive. Timber frame is also faster to build I.e. to seal the envelope so interior works can commence. Some say the noise insulation is not great. My own concern would be durability. Americans regard any house over 50 years old as needing a total overhaul. Cairn are big enough to do the job properly but it is a factor you might consider.

@Caquas What are the other options in Ireland, other than Timber Frame?

Hi this will be a huge investment, re area its like industrial and lots of flats so bit weird but you can walk down to n11 and get 145 or 155 bus into city every 5 minutes but if its a new build you want go for it ,I would look at Shankill/ bray if you have that kinda money to buy. Best of luck

Timber frame seems to have become the exclusive choice of the big developers around Dublin but masonry is still used by the smaller outfits.

@DeeBill I checked some new developments in Shankill thinking the cost will be a bit down, but in fact all developments in Dublin South seem to have the same baseline price.

@Caquas Thank you for sharing this. Definitely, there are many potential filters that can be added to Daft, at least for New Homes.
