Still waiting on title deeds 6 months in

quick one - hope someone can advise on this.

i went sale agreed on a property nearly 6months ago. The vendors solicitor is still waiting on the deeds from the bank. My solicitor and the EA keep chasing her on this but she rarely comes back to either party. The property is in negative equity but the EA has a told me when he last spoke to the vendors solicitor she told him that should not be an issue in this case and the bank should agree to the sale.

has anyone seen this before ? Any advise would be great.

Her solicitor should have the deeds out on 'Accountable Trust Receipt' so I guarentee you that the bank hasn't agreed to the sale. There's no way it would take 6 months to make a decision on this. Not sure what you can do here but bar set a date for completion or pull out.

Thanks, i will give the estate agent a deadline in that case (i was told to do this a month or 2 ago by a friend). I would nearly rather be told by the ea that the vendor cannot get consent to sell instead of stringing me along. If i don’t get contracts after the deadline and i didn’t pull out would this process just go on and on i wonder ?

Setting a deadline and then not following through would put you in a weak position... what's to say that they wouldn't come looking for more money or try something else stupid? Either the property is for sale or not ... If it was me I'd be leaving them with it. I'd be worried about what kind of estate agent you're dealing with if they allowed this to continue much longer.
