Waterford-How much above list price are houses 200-225k going for

we just bought in waterford. in our experience just about everything was going for 20 - 30k above asking in all parts of the city. gaff we bought we paid 21k above asking

It only excludes tax for new builds. Prices for second hand are what was paid in total.

What tax? Serious question.

VAT. (which applies to new builds only)

For example. let's take 2 different houses. For argument's sake, let's just say the second hand house goes for the asking price.

House A: Second Hand - Daft Price 300,000 - This house gets listed on the property price register as 300,000

House B: New-build - Daft Price 400,000 - This house actually gets listed on the property price register as 352,423.

Daft prices include the VAT on new builds but the property price register doesn't.

To get the true price of a new build house that you see listed on the property price register, you need to add 13.5%.
