BER for unadvertised property

    I'm going to be buying a property that was never advertised for sale - I approached the owner. Who is also my father.

    Other than the fact that I suspect a solicitor isn't going to sell a house without one anyway, does the "offered for sale" requirement actually apply if the house was never publicly offered for sale?

    Only reason I'd care is that it is in an inaccessible location and the quotes to do the cert are quite high compared to an urban location; and I also don't give a damn what it is either - if its an E I'd be amazed and I know the house as it is so it won't tell me anything I don't know.

    Willing to pay it (well, notionally the seller will be paying but the agreed price is the CGT+sellers costs so I'll be paying for it indirectly) but just wonder if the idea of "offer" has been tested.
