    from my conversation I was told there’s no guarantee it will be this year at all and it could possible be Jan/Feb 2022.. down to issues obtaining raw materials? Noting majority of the houses are pretty much done, it’s really disappointing 😩

    We were told the delay is because of issues with supplies to finish the house. Our estate agent is Kelly’s.

    In email, its mentioned because of supply chain delay.

    Since reopening, our teams have worked tirelessly to deliver your new home as soon as possible but despite our best efforts, there have been external supply chain delays. 
    We are currently reviewing our programme and expect to be in a position to update you further at the end of the month.

    Even Coca Cola can't get what they need to make enough coke cans. Hope this global supply chain issue is just a blip and not a bigger thing

    Got a call from agent and he said he will update at end of this month. Disappointing .. I think we would be lucky if we get before Christmas.

    Hi all

    Thinking of buying one of the houses in the next phase and was wondering if any of you could help with some queries I have.

    The brochure says its a 15 min walk to the beach but looks like its 30 minutes unless I am missing a shortcut?

    Are houses taking a year from release to complete the sale?

    How bad is plane noise in the gardens - are bbqs a complete no go?

    I have been told Help to Buy isn't available this time as all 3 beds are at least 520K even though the Petrel was HTB approved in previous phases. Very annoying given that the HTB is still available to FTBs until the end of the year.

    Beach - bout a brisk 20-25 mins I'd say

    Release to sale - it looks like it but theres a possibility yours could be different. It looks like good progress has been made on the existing but supply chain issues are hampering completion. That could possibly be resolved in time.

    Plane noise - I listened to a few planes the last time I was there. Its there but it isn't that bad I don't think, certainly not going to ruin your BBQ and didn't make me feel worried about my purchase. Trains and Traffic problems would be worse if near a city centre road for example.

    On the HTB question, it was only the mid-terrace Petrel houses from phase 1 that were eligible as far as I know. Semi-detached weren't. I suppose the increase in pricing (and the removal of HTB) is down to the current housing situation, as well as the increased costs of building materials, it's frustrating though!

    Isn't that much more Baldoyle than Portmarnock?


    I'd love to know what the intention is for Skylark Park

    You won't notice the planes after a while. I grew up in portmarnock and when they're always there you don't notice. My mam was saying it was so quiet during lockdowns without the planes.

    That's Baldoyle racecourse, far side of the Moyne road, in front of The Coast.

    Ya the racecourse is Baldoyle, but there are parts to the application concerning Portmarnock South. I.e the area north of Moyne Road and bordering Skylark.

    The development should enhance the greenway nicely.

    What is hoarding? Does this mean if I visit I can actually see stuff?

    Up until now there’s been a massive black construction hoarding at the top of the road so you couldn’t see anything, and it’s down now so at least we can see in to the actual road!

    I had my solicitor query this when buying Shearwater. Skylark brochure had it as 149 sqm while planning docs for house D2 show 139sqm. Have in writing from Savills solicitor that that the 149sqm quoted in the brochure is what it will be.

    Is there any way of verifying the true size once built? I'm guessing its the internal floor space so could be measured by tape, if no access given to architect plans.

    I see some of the prices of the next phase are on daft/myhome now. 3 bed mid-terrraced starting from 520k.

    One of the north facing herons has a much smaller garden than the rest, probably be the only unit priced at 520. The brochure for that next phase says triple glazed windows with noise reduction glass upstairs. Dun Si was triple glazed as well, seems the the first phase of Skylark is the only one using double glazed throughout

    I queried with the EA too and our size was confirmed as advertised!
