Log cabin for commercial use

Leaving aside size - let's assume its under the 25m sq in my back garden, not visible from road etc... I take it I can't use it as a beauty salon or similar? That it wouldn't meet building/ fire regs as its a log cabin/ shed?
Or would I have a hope?

Your first hurdle would be obtaining planning permission, and as it would be for commercial use, you would then need to obtain a Fire Safety Certificate and a Disability Access Certificate

On top of that you also have assigned certifier BCAR engagement and non domestic BER certification.... Plus, at planning stage, commercial development charges.

The government does not make it easy or cheap to start a business in this country

Size doesnt matter

Once its non domestic you will, as stated above, need to comply with all statutory building and planning regs. It is possible but it wouldnt be worth the hassle.

OK, thanks. Not looking good so.

Out of curiosity then, I know of the following
- someone working out of their back room as a salon. You go in through the side gate. Flat access

- prefabs in the back garden as a playschool (know a few of these). Steps up to it.

- using sun room as a play area for child minding

- prefab on commercial property as a hair dresser. Steps up to it.

All of these are above board, paying tax and insurance.
These are all there at least 5 years, up to 15 in some cases. How are they managing?

**If a log cabin won't work, I need other options.**
The building we currently use isn't suitable for much longer and there is good scope in the garden to "work from home".

Look for viable premises.
You can’t just erect a commercial business in your back garden.
You’ll have parking issues, people coming and going issues and fire safety escape issues.

1. Back Room.
You can’t regulate the black economy. Just because they do it, doesn’t mean they are doing it legally.

2. Prefabs in back garden.
I do t know if many in a residential back garden as an official pre-school. Maybe post up an example as the records are public anyway, you won’t be posting anything private.

3. Sun room.
Residential child minding has been legislated for. You are allowed a certain amount in the family home. There are planning and tax and revenue guidelines on this already. It’s different to setting up a hair saloon in the back garden.

4. Prefab as saloon.
Sometimes you can add these as an extension to the main commercial use. They have to offer the same service within the main building to comply with access and disability requirements. Again, post an example and we can look at the public record and give an opinion.

Preschools: They are registered with Tusla. This is not a fly-by night job, and it is a prefab in one case and a "garden room" extension onto a house in another

On the back room thing- I'd be very certain it's not black economy. They pay commercial rates on it, have a big sign out front, advertise online, pay tax....

I'm not saying others don't do stuff from home on the q.t. but the place I'm thinking of isn't.

Also, wheelchair access- what about places with stairs and no lift?

No offense but if we all posted pics of non compliant buildings then we would never be off the PC. There are regs in force to cover various types of business and whether you choose to comply or not is entirely up to yourself.

An old man once said to me a long time ago ... "worry about your own house first before worrying about someone elses". A lot of wisdom in that statement.

Fair enough. It was more so querying how other places that are clearly above the radar in terms of "coming to the attention of authorities " have managed to abide by the regs... rather than look at these lads who clearly aren't abiding by the regs....so that I too could do that (abide by them I mean).

Not every single commercial property is a greenfield site with perfect conditions for building/ fire etc regs compliance.

Not every one of the many shops and premises in every town in Ireland can be circumventing or defying the regs!

Existing buildings can be exempt from putting in lifts if you repurpose the upper floors. You can only work to what you have.
