Dublin Suburbs recommendations

Beaumont and the Beaumont side of Artane have good bus links, are roughly 5km from the city centre, close to motorway and airport and are quiet, well settled areas and many of the houses have large gardens.

Know two people who've bought in Beaumont in the last year or two and both very happy. Otherwise, have you looked at places like Rush or Lusk? Close enough to the train, far enough out of the city that prices might be more reasonable (though I'm not 100% sure).

Can confirm Beaumont Woods is a lovely estate, although you do get the Coastguard Helicopter landing around there for the hospital.

The Swords road end of Collins Avenue is handy, loads of buses and a relatively short walk/cycle into Capel street etc.

If you're willing to go for a 3 bed, you'd get one in the area with a large (I mean large) garden. This one is a fixer upper but there's certainly room for expansion to the side and in the attic and out the back and you'd still have tons of garden left. The area also has several shopping centres, is about 20 minutes from Swords and roughly 20-30 minutes from the City Centre driving (except during rush hour, buses are still pretty quick though).

Lusk and Rush are getting better, Rush having much more by way of amenities than Lusk at the minute. The only issue is you either need to drive and park at the train station or walk the road (I done this for several years from Lusk, I always dreaded it).

I know a few families on this street in Beaumont and I've always noticed how massive the gardens are, not sure if the camera lens makes this one look smaller but they all seem to be huge.

That's pretty much turnkey, I doubt the electrics would need work since those houses are pretty new.

Hard to say without seeing it, the area is in general very quiet and settled though. Loads of the old estates around Beaumont have decent sized back gardens. Attic stairs would often take away from the box room so they're only really useful as a little office space afterwards.
