can a building be classed as derelict if paying property tax?

    We are renovating a house which we considered to be an exempted development as although a bit run down we wouldn't consider it as derelict. We are putting a new roof on it but have kept the original walls, no extension either. We have had a letter from planning to say they have had a complaint, not sure on what grounds. Does anyone know can this be classed as derelict if we pay property tax on it?

    if you changed the roof in any manner ie made it slightly higher, then its not exempt.

    if the council just sent you out a warning letter without anything specific in it (though i would assume they referred to "works to dwelling" somewhere) then what they are doing is giving you the opportunity to respond and make your case that the works are exempt.

    evidence of property tax would be a good start to prove its not derelict.

    evidence of ESB bills over the last few years to show a maintained connection and some energy usage would be better.

    is there post going to the property on a continuous basis?

    Thanks for the reply. No bills (wasn't lived in for maybe 10 years, but had previous planning granted during that time for a massive extension) and no post. Our engineer says that as the letter was quite vague, they are just responding to a complaint because they have to. He has responded on our behalf, so fingers crossed. Found out today that apparently a woman stopped and chatted to the builders a few weeks ago and said she wasn't aware it had been up for sale, had had her eye on it for a while, and did we have planning? So maybe there is the answer to who complained!
