Looking at purchasing an old B+B ..

    Hi,


    I am looking at buying an old B+B property.

    The property has been vacant since 2011.

    Prior to 2011 it was a large B+B (8 en suite bedrooms) with planning permission granted for the use as a B+B in 2000.

    Just wondering if I purchase the property - can I still operate it as a B+B or do I have to re-apply somewhere to still use the property as a B+B / short term rentals?

    No you can use it as a BnB / short term rentals. A planning permission doesn't expire provided it was followed correctly. Just check the planning conditions and also that no other more recent planning applications exist.

    8 bedrooms is a big building. While planning doesn't look to be an issue it would be good to check for a fire safety certificate. Does it have a fire cert and if you had to get a new or updated one would you be able to make the building safe without say loosing a bedroom or having to spend loads?
