    Re changing out Vents, think the mechanic did them for €50 or something like that. He was sick of seeing my Car by that stage....

    Here are the requirements regarding sheds, and planning exemptions:
    1. No structure you build should be constructed or placed forward of the front wall of the house.
    2. Any structure(s) built within the curtilage (land surrounding, such as garden or driveway) of a house must not exceed 25 square metres in area. This means 25 square metres is the maximum area allowed, either in a single building or collectively (such as a shed and a garage).
    3. The structure must not reduce the amount of private, open space reserved exclusively for the use of the occupants of the house to the rear or to the side of the house to less than 25 square metres. This means that at least 25 square metres of outside/garden space must remain after construction.
    4. The external finishes of any new structure (shed, garage, storage) and its roof covering must conform to those of the house.
    5. The height of the structure must not exceed 3 metres, or 4 metres if it has a tiled/slated pitched roof.
    6. The structure must not be used for human habitation or keeping livestock/animals.

    That's if you don't want to go for planning permission, that's a big garden shed not a proper car garage.

    Hey there TitianGerm.
    In relation to the water in the spare wheel well, judging from what you've said and the picture you posted of the inside of the wheel arch I'm fairly sure the leak is coming from the vent behind the bumper.
    I had the same issue 2 weeks ago on my 2014 gti with the water coming in from the left hand air vent. The rubber seal around the vent goes hard and the vent becomes ever so slightly lose which allows water to pool up behind it on the inside, this then spills over into the spare wheel well. It is a know issue with the mk7 golfs.
    The bad news is that the rear bumper needs to be removed to replace them but the good news is that it isn't actually as bad as it first seems although it is a bit daunting if you've never removed it before.
    Four torx screws behind each rear wheel and approx torx 6 screws underneath the bumper hold it to the frame.Remove all of these including the plastic clips which are part of the screws on the underneath, get yourself a good set of hard plastic trim tools and carefully and slowly separate the bumper from the wing panel on each side working towards the middle from each side and then you can wiggle the bumper off.
    There are a couple helpful videos on youtube showing how to do - goggle mk7 towbar install, sorry I'm unable to post links or photos of my bumper removed as I'm a newbie.
    The new vents cost me approx 28 euro from Frank Keane VW and I would strongly advise replacing both of them while your at it.
    Also make sure they have in stock before you begin!
    Once the bumper is removed the vents simply pop out and new ones pop in, just be careful not to dent or bend the metal panel around where the vent sits into when removing it as if its not straight when fitting in new ones it can interfere with a proper seal being made. Once the new vents are in check they are tight fit and you are not able to wiggle them at all this ensures you will have a good seal.
    Then reattach the bumper in the reverse way you took it off by working from the center out to each rear wing gently pushing it into its plastic clips and then refitting the screws and you're good to go.
    Finally in relation to the drain straw behind the boot handle perishing and giving issues (another known problem with mk7 golfs) , my one also needed to be replaced as the rubber grommet had perished and the end of the straw had slipped inside the tail gate causing water to drain inside the tail gate rather then outside it ,but this was a separate issue not the main cause of the water in the wheel well but I also replaced for good measure ( replacement part approx only 7 euro and process involves removing trim from inside of tail gate which again is not as hard as it sounds and more videos on youtube showing how its done)
    Anyways thought I'd share my experience with the annoying "water in spare wheel well issue "and hope some of it might help!

    Thanks for that. I've replaced the drain pipe behind the VW handle already so all good on that side.

    Will take your advice and change both vent covers at the same time when the bumper is off. Hopefully I can confirm the water is coming in there on Saturday and can order the replacements then.

    I have to say, I'd never begrudge a nice big stable for the cars done properly!

    Problem is, they're always modelled on the house beside it for humans!! Awful A framed dolls houses, tiled roof, pebble dash etc... This lack of creativity from the architects and more so the home owner probably has the restrictions in place.

    I've been in one nice on in Nox's neck of the woods, half underground, polished cement floors (for the Makita or Snap-on drawer organiser to smoothly glide over), dome roof lights, rubber walls etc... it's stunning, but you wouldn't know it's there. OK, it doesn't conform to the keeping up with the Jone's garage carry on. Much more subtle and grown up.

    There was a lot of white stuff in the arch around the bung. Anyone know what that could be?

    Interesting I had the exact same stuff in the same spots.
    It seemed to have the same consistency as wax, my best guess was it was residue wax left over every time from washing the car that leaked in through the faulty seal and was left after the water evaporated away.
    I left it and didn't try scrape it away as I figured it actually probably protected the metal underneath from rusting from the leaked in water.

    I had the wet rear footwell on mine which turned out to be the leaky speaker. It took a while to get the carpet fully dry after fixing the leak, there's some sort of underlay which holds the water in. Mine went from being slightly damp to having a full on puddle there when we had the really bad rain a few weeks ago.
    Got it fixed under warranty so didn't end up costing me anything in the end, it was a relatively easy fix.

    Any news on production lines or delivery of new cars being delayed at the moment or is everything running along as always.

    Jaguar said a couple of weeks ago they would have to likely halt production lines due to parts bit coming from China. That was before the current situation of likely reduced demand.

    I've got a squeeky driver's door and it's doing my head in.
    I've put a lot of white lithium grease on it, the sound will go for a day and just come back. Any advice?

    Is it the door seals? Or something in the door trim?

    It's this hinge(?) in the centre. Spray on some lithium grease, noise goes away for a day then comes back

    The 3 year old ST I looked at was 27k, so 22k seems a bit better for one just over 3 years. Mileage might be considered a bit high for a long term keeper.

    Interesting to see it also has the upgraded bucket seats, haven't seen them before.
