no record of grant of probate

    A close relative and his wife passed away 2 and 3 years ago.

    Their farm has been sold

    I have paid the search fees in both names at the nearest probate office and the Dublin office ( he had a job with an Dublin based employer years ago) and they have no record.

    yet to sell real estate a probate must have been granted

    any ideas?

    Maybe they transferred the property before they died with a clause saying it could only be sold after they died.

    I don’t see how that could have happened - for many reasons including no stamp duty / ppr entry as well as their capacity issues
