Derelict house with no tank - planning

    hi

    just wondering - a derelict house, well run down, roof caved in but walls sound, not occupied with 40 years. No septic tank or water.

    Has this property anything going for it - i.e. does its existence help in any way to getting planning permission to refurb/rebuild/replace the house?

    Some tell me i just need to leave one wall standing and i would be guaranteed to get planning. Others tell me that since there is no septic tank, the house may as well not exist at all, and planning could easily be refused for doing anything with it!

    Nope... It would be considered as if it was a green field site.

    Depends what county it's in?? And if it's in a rural or urban area.

    abnormalnorman how did it go with your derelict house? Did you get planning? And if so any tips. We found a derelict house we considered buying and renovating in Leitrim

    Can you repair the roof and arrange for a water / esb connection before speaking with planning?
