Going through Bcms-occupancy?

    What are the penalties if you move into a house without occupancy certification? I’m being told everyone moves in as soon as the builder moves out but on the other hand that there are serious consequences if you move in before the occupancy cert is issued. What is happening in practice? Thanks

    95% (not official figure) of one off houses are going the 'opt out' route, thus not needing occupancy certification.

    Thanks. We are at end stage ie house complete and are in the system.

    Depends on county and how active building control are.
    Cases currently going through the courts for prosecutions in Dublin City for occupation without a CCC.

    Thanks. Any idea what constitutes occupying? Is it ok to move your furniture etc in, getting ready for the move, provided you are not sleeping there?

    Depends on your builder. It’s technically still a building site so his insurance will be still active on it.

    Builder has no problem with us moving in. Only concern really is BCMS.

    Builder obviously has no idea of the implications if something happens to you, your belongings or a family member while he is still in charge of the site.

    What has your Assigned Certifier stated about the situation?

    If you move in, your could potentially kiss goodbye to any kind of comeback if stuff gets damaged. Ideally house should be snagged before you move in

    What is unfinished? Have you been asked to settle the final account?
