Limerick or Waterford?

Which city is a better choice when considering investing in property - Limerick or Waterford? The quality of housing in Waterford seems to be better for lower price than in Limerick. Where are rental yields higher? It's be great to hear the experience of someone who has invested and rents out in both cities. Thank you.

You could also look at the DAFT rental report, that will give you yeilds.

Correction seems it doesn't for outside Dublin, worth a look though.
