Bungalow sqf cost or dormer?

Hi all I’m at the planning stage and have a limited budget. My architect has designed both a 1300 sqf bungalow or I could go up and make it a dormer (same size footprint but the overall sqf goes to 2000sqf. Hi all

I’m afraid if I go dormer due to the extra sqf the cost will rocket. Is this true? What if I build the bungalow and decide to go up in the future is this possible? I would have thought the sqf of the bungalow of the ground floor is how the cost is calculated as a ceiling and joists will have to fitted anyway?

go with the dormer now if you can afford it, cost will be greater obviously as you will need more material and more regulations to meet. Possible to design now with future in mind if you are short of the cash
