Right of way for new folio

    Hi,

    Hoping some one here might have some insight. I bought a piece of land 10 acres and secured the right of way to it. Now I want to build my house on one acre and have received planning permission. As the 10 acres is held as security by the bank they need to release one acre for the site. They have agreed to do this and it is with my solicitors and banks solicior at the moment. 

    However do I now need to secure a new right of way to attach to the new folio? Its the same road and entrance for both?

    It will all depend on the maps, if you registered the right of way it should be clear on landdirect.ie if it crosses the acre you have marked out. If you havent registered it you need to talk to you solicitor about it urgently

    Ah I know my solicitor will advise. He is on holidays at moment. It's not a big deal. Was just wondering that's all

    It will also depend on the exact permission given, a relative has a plot of land accessed by a right of way but can only have one access point off it and would have to build an access route on their own property if they wanted to subdivide the land
