Thinking of renting room out to digs

Hi folks.
Looking for your advice and suggestions pls.
I am a stay at home mam woth a 6month okd and a 4yo.
My oh and I are buying a house about half an hour from UCD.
Our new house will have a spare room which I want to let out to a student....from mon -fri.
Its been a long time since I was a student! So how much could we hope to charge? We would provide breakfast and dinner. Should we give the stn the en-suite bedroom for an easier life? Should we provide a packed lunch? Is their bedroom technically ours to use at the weekends if family etc come stay?
Where would be the best place to goto find this info?
