Building understairs toilet as extra for guest

    Dear Fellows,

    Would you know if its possible to include an extra toilet in the housing specially under stairs with plenty of space in it? If so then what would be minimum of cost of doing so please? Also will I need permission before doing so as I have just bought a second hand house which doesnt require planning permission at all.

    You don't need planning permission as it's an internal alteration.
    You do need to comply with building regulations though, so that means dual flush toilet and ventilation provisions.
    The biggest issue will be getting water supply and discharging drainage.

    It depends on the location and how you can access the services. Could cost 5k plus would be my guess.

    I thought cost would be around 2K max :( as just a basic toilet wanted!

    Mechanically ventilated air to exterior (has to be ducted through house, unless the toilet will be on an external wall side to a side entrance you own).

    Needs to have a sink also to comply with building regulations.

    You have to chase the drainage though the existing floor slab.

    Maybe saniflo could be an option?

    Then tile the room.

    Get some quotes to confirm.

    OP: what do you mean by the underlined statement place.
    Re questioning the 5k estimate, its impossible to tell accurately without knowing the exact layout of the existing services in relation to the proposed location, and the construction of the existing house.
