small house granny flat even

    I know I've asked a few times on this about building etc I'm new to it all literally only thinking of my future and what to do saving at the min.

    Basically my grandparents have land to the side of their house which they have planning permission to build a 2 story dormer bungalow. However with myself only being a load 87grand for mortgage I know I won't build one and pay all fees etc.

    Anyone any recommendations of what I could do for in that price or even cheaper. I'm even thinking of granny flat size 2 bedrooms bathroom. Kitchen come sitting room I don't need anything to big. However can that be detached on the side land they have or would a granny flat size house have to be to rear or attached.

    It has to be attached to the main dwelling with a link to the main dwelling to allow direct entry between the 2.

    also, the planning office will quite possibly condition the permission so as to never be able to sell the granny flat as an independent unit.

    if they already have permission for a detached dwelling, then you should explore the possibility of building an independent 1 or 2 bed unit (within your budget), which is adaptable to be extended in the future.

    otherwise sit on your money and try to get a larger deposit together in order to eb approved for a larger mortgage down the line

    That sounds better so basically stay away from a granny flat to back of house etc. And go with
    the land they have given me to the side of house and they have planning for a 2 bed dormer.


    Could I just change planning to even a 2 bedroom granny flat size house. Or would it have to be a dormer?

    Not clear what the position is here in relation to who who owns the land now.
    Has the site been transferred to you yet?

    You'll have to reapply for planning but most likely the planners will want something that ties in with surroundings. They most likely will not grant permission for a micro house in my opinion.

    The house still has to complete with minimum sizes for dwellings etc

    The land is still in grand parents name as they will put in mine when I actually have all my money etc to build.

    Although they have being granted permission to build 2 story dormer bungalow.

    Wondering would I be ok to reapply and be accepted for a small 2 bed small bungalow so no upstairs.

    Her house is a 3 bed so it will be still smaller than hers anyway

    Yes, you can apply with a letter of consent from the land owners, or your grand parents can apply in their name and then you can build at a later stage.

    Best to talk to someone local as there may be local needs criteria to comply.

    Just to say, wearing my estate planning hat, I took this off line with the OP to explore the different CAT and CGT issues that need consideration before anything else is done.
    OP is appreciative of the exchange, always nice to be told that, whatever the weather.:D
