Whats a land registry instrument

    Just wondering what's a land registry instrument? I'm in the process of selling my house and at pre contract stage my solicitor sent me a letter from our purchasers solicitor looking for a copy of land registry instrument
    Just wondering what this is? I understand folio, maps etc but just unsure what this is?

    Yes but I only received the letter today and he's out of the office until Monday

    An instrument is a document containing copies of all the legal documents that were lodged in the Land Registry in relation to a transfer, mortgage etc. It would typically contain a copy of the Transfer deed with any relevant maps, a copy of the mortgage, various declarations made by the parties to the transfer. The number of the relevant instrument is recorded on the folio. There is a fee of 40 euro to obtain a certified copy of the instrument from the Land Registry.

    Thanks for your advice, I'm also presuming that a copy of the title deeds are sent with the contracts also
