Issue with heating system / leak

    Hi All,

    Hopefully someone can help shed some light, bit of a story but you’re best having all the facts.


    A couple weeks ago, the Mrs heard was sounded like a brush handle falling on the ground. She went to go into kitchen but door wouldn’t open. Thankfully she could use other door, and discovered the tile outside door had all popped up in an apex blocking door from opening.

    I got home next day and we went to put heating on only to discover it would fire up but shut down after a couple minutes. My first thought was pump had failed in boiler and stupidly went off and bought one. As I was about to replace I opened bleed screw only to discover it was dry, so went no further with pump and went upstairs to hotpress to check pressure on heating system. Sure enough it was empty, I re-pressurised system switched heating on and it all fired up as normal.

    I checked system and had to refill daily and can’t see any water from where tiles have popped. Which was where where head was leaning.

    I called a plumper and he discovered the blow off valve needed replacing, I missed it as there’s was a pipe coming off it so would see a leak. New valve sorted that side of it, only now the system is losing water much faster with no leak from valve and no viable leak. Any thoughts would be greatly appreciated.

    Blow off valves often don’t reseal properly once they have operated. The expansion vessel needs to be checked to confirm it is ok as this would be the main culprit for an over pressure event.

    The tile popping up is interesting. On the balance of probabilities it would seem like the two may be connected and there is a leak under the floor.

    Possibly a failed or under performing expansion vessel has led to a pressure increase, blew a fitting somewhere, pressure relief also operated and didn’t reseal property. Now leak needs to be found and fixed together with expansion vessel replaced - purely a guess!

    appreciate the thoughts on it will have a look at expansion vessel replacement in the first instance. A leak underground could be a nightmare to find but something that needs sorting sooner than later.

    spoke with a plumber today he’s satisfied the expansion vessel is spot on, says he tested it the other day. Looking like thermal imaging for floor

    Thermal imaging is one tool, a good leak detection firm might also use tracer gasses and sounding to locate a leak.

    anyone know of a person with such equipment in Cavan?
