Renting - 1 months notice but need to pay rent immediately in new place

    What are renters supposed to do when they want to move but a new property is available immediately but you need to give one months notice. So there is an overlap of a month when you are paying rent for two different places.

    I'm thinking of just doing a runner and sacrificing my deposit. ive an institutional landlord who is probably going to 5crew me anyway on the deposit.

    Anyone know if institutonal landlords chase tenants chase tenants for the rent due during the notice period.

    Doing a runner is exactly why it's so hard to rent a place and gives renters a bad reputation. Every time someone does this it makes it worse for all of us.

    I've rented in several different countries and when people behave like this it pushes the upfront money inevitability towards 3 months (first, last and deposit) everytime

    An institutional investor will absolutely chase you for unpaid monies, the process will start and then just run through the procedure more or less automatically, it'll end as a bad credit entry on your record which will materially effect any future mortgage approval.

    What you actually need to do is secure new place first, possibly offer half a month's rent to hold the place explaining your situation, without delay contact your current agent giving notice verbally and in writing and asking for an expedited final inspection

    Thoroughly and I mean thoroughly clean your current/old place so even if you've marked it up it'll be offset by negating the requirement to get professional cleaners in to ready it for the new tenant

    Above all be polite, don't be a dik, behave like an adult not a child and you'll be amazed at how well this works

    If I paid one month up front/ deposit, I'll just ask them to take my notice period out of that. Thanks, good point.

    It won't end up on your credit report. That's only loans and credit cards.

    1. Talk to your landlord, though most likely they will insist on the 1 month notice period (which is quite reasonable). This could enable you to keep some of your deposit.
    2. Practically-speaking your deposit is there to cover issues the landlord has such as rent arrears. Technically you would be in arrears for the month and your deposit could cover it; but the landlord may (unlikely) try to claim more than the deposit from you if you damaged something or didn't clean the place.

    Institutional landlords are reasonable in my experience and I have seen tenants just bail without claiming their deposit, which is fine since the landlord gets the property back (over-holding is a big worry with non-paying tenants). Just make sure it is in good condition and any damage is corrected!
