Structural engineer recommendations in Dublin?

    there’s a house I’m interested in but it has a LOT of large cracks on an extension that was built 10 years ago


    before even bidding on it, I’d like to get an expert to give it a look to see if they think it’s structurally sound or not (not looking for a full report obviously, that can come if I go sale agreed)


    does anyone have any recommendations for a structural engineer in Dublin that would come to a viewing with me and give me their opinion?

    You will be given a list by the estate agent. Pick anyone other than the list. Go to your social club/network or personal friends for a recommendation.

    don’t spend money on a survey until

    You are sale agreed subject to survey.

    As above, a survey is going to cost circa €500 with no guarantee of you buying. You can go sale agreed and still get your deposit back if the sale falls through, there is no refund on the house survey.

    How much do you think a structural engineer is going to cost to come out, view a property and do a report and sign it for the OP?

    My guess is close to or above the €500 too.

    We paid €250 for ours, now that was "mates rates" for a civil engineer. That was petrol, driving time, assessment and time. There was a verbal report, no write up. We had no mortgage, so no report for the bank necessary. Yeah €500 would be the bottom you should be paying. If its not someone is cutting corners. Good work aint cheap, cheap work aint good. No complaints about our survayer but next house I will buy I will pay full whack.

    TThe first house we went sale agreed on, we paid for another survey. That house had so many invisible (to non trades/engineer people) problems, our surveyor refused to finish the survey. There were €70k worth of work to be done before he went up stairs. At that stage he gave up in our interests. No roof and attic inspection. The couple selling were dreamers they were selling at 15% above the market rate and about 3 couples had looked at buying it previously that year, the house was returned to the market.

    A good surveyer is cheap expense in the long run.

    Nah, it was a favour. A nixer would have been if we got a report written and paid the proper amount. We barely covered petrol. The important thing is you get your own independent surveyor that is experienced. We never saw the problem with the chimney, didnt notice the uneven floor or why the pipe work was dodgy. God only knows what he would have found in the attic.

    The family were dreamers, 4 months for conveyance possibly, no house built to move to, top of the market price with no negotiating point. There must have been no heed from the Estate Agents.
