Extension built by foreign builder

    Hi,

    We want to do a double storey extension for our house (planning already granted). We want to get my husband's cousin from Brazil to help with the build. My cousin in law has years of experience, built many houses, and is very thorough, but they have a very different style of construction in Brazil and I am wondering whether this would cause some problems. For example, if we wanted to sell the house down the line and needed the extension certified would we encounter problems that the extension is built differently? Or any problems that I can't think of! Hopefully not too vague a question. Many thanks.

    If going the self build route, which this is, then you need an Engineer from the start to design the foundations, structural elements and someone to specify what products to achieve Building Regulation compliance.

    You also need to lodge a commencement notice online through the BCMS.

    If you get the plans detailed now, then your cousins can follow those plans to build.

    You may want to engage the engineer/architect/surveyor to inspect the works to issue certs of compliance as you will need these down the line to sell.

    Practically speaking, the engineer and the builder will also need to have a clear and accepted working relationship so that things can be done correctly from the start and full compliance with all regulations achieved.

    I agree with this point.

    A builder and an engineer who talk the same language (figuratively and literally) as well as a clear indication that they can work together is a necessity.

    Any falling out down between them down the road could mean that you need a new builder/engineer to take overt partially completed work, which is unattractive for them and expensive for you.

    Well before you get that far, the first thing you will need to address is work permits and recognition of qualifications…. because simple stuff like accident insurance and public liability etc.. on the site will be invalid if this not done correctly.
