what is the going rate for land being rented on a five year lease. I am being quoted 6% per year for the service. I do not know if the tenant is also being charged

Don't think the tenant pays agent fees.

I have heard as high as 9% plus vat per year quoted to as low as 5% first year and then no involvement.

I'd imagine it's a figure very negotiable depending on size and competition in area.

Do you really need the agent? I have never seen them collecting rent that wasn't going to be paid anyway.
