I am not sure why point one is objected, there are windows in rear bedroom, we are keeping those windows into conservatory, natural light source still be in to rooms, what is the reason of asking this

I am working in CUH, my working room has no natural light, the only windows we have in room are into waiting area downstairs viewable, where were their concerns at that time, when working environment is completely lack of natural light,

Those are bedroom, they be used only at night most of time,

May I have your views on this please.

    Point two

So many house rear are visible to access road, even front windows, what is the reason of asking this?

Our neighbor at back they are higher then us, as it's hill, their grounds level is high enough, our rear is visible to them, why they didn't raise those at time of initial construction.

Even our rear double storey is not direct to back property, there is garage we have at back,

Can someone help me to address those points, so I can satisfy planning permission authority please.

My engineer is not good, I already paid big amount to him,

He never mentioned to us there might question on rear rooms natural light due to conservatory Or about flat roof,

I want to address all point clear, so planning authority accept those.

I'll be gratefull if someone can help please

    Post the plan.
It sounds like you want to light the bedroom through the conservatory which is non compliant from a planning perspective and a building regulation perspective.

This is an further information request. Not an objection.

    1. Bedrooms need windows for light, ventilation, and means of escape in a fire. You are lacking all by the sounds of things.
    2. The visibility of existing rear of house is not an issue as the house has a pitched roof. That is the request, to add a pithed roof. That is reasonable.
    3. A section is a standard requirement. You should provide it.
    4. Aligning windows is good designed. Reasonable request
    5. Rooms should be compliant with building regulations. While not a planning issue, it would be inappropriate for them to grant planning without confidence that compliance was achievable. You sohul be able to show that easily, if you can't its not compliant.

point one as above , point 2 they want a pitched roof with tiles or slates to match the original roof . point 3 self explanatory they want sections to see what you are building point 4 they want the dormer windows to line up with the house windows for aesthetic reasons point 5 it is difficult to comply with building regulations when you are converting an attic with regards to height of room means of escape etc and they want you to prove your design complies with regs
