Converting Independent garage to a dwelling

    Hi There,

    my elderly parents have asked my husband and I to help them convert their garage which is independent of their house from a basic garage into a comfortable bungalow so that they have a smaller home to maintain in the future and a house that they can be mobile in.
    i have an engineer coming to inspect the garage in a few weeks but I would appreciate any feedback with regards to where to start with planning permissions etc. We are in a rural setting ( family farm), electricity, water and sceptic tank all onsite etc.

    I am sure you're going to be told, you won't get olajkimg for it. Honestly, if they allow these 40 sq m garden homes, it might be far quicker and cheaper,than utilising the shed ..

    Does the shed have power, water, waste water plumbing ?

    Planning Permission required.
    Talk to an architect/Planning agent etc from your locality. I achieved planning for a conversion of a standalone garage to a new dwelling in Dublin 15 a year or 2 ago.

    It needed some extending etc to make it feasible and fit in design wise but certainly possible subject to meeting the planning requirements for infill dwelling development.

    to the OP, every new dwelling in the country requires planning permission, and possibly even more onerous, its is required to comply with building regulations.

    If the 40sqm exemption comes in it would also apply to dethatched garage/shed conversions.
