Does this extension require planning permission ?

    If it is a second dwelling and not an extension, it will need sub-division of the planning unit.

    We bought a house with the about 18 months ago. Have had two engineers, three architects, a few different builders, solicitor when we bought the house (whose bread and butter is in property) and our council confirm planning is not needed for it. We're doing a complete overhaul of the house (including an extension to the direct back of the house, to blow open into an L shaped open plan), hence all the people that have looked at it.

    That said it's end of terrace, concealed by a wall to a concrete shed that runs along the front of the building, and was done in 1970 if I recall so I can't recall if that plays into it.
