Attic conversions

    What are basic attic conversions with full staircase, steel joist and small toilet (no shower) costing these days?

    Also, with a very old roof that likely needs redo of weatherproof and reuse of tiles, can that be done from inside out or are you looking at the whole roof off ( sorry if that's silly question)

    I have no idea of cost. But as a general comment you seem to be putting the cart before the horse. First do the roof, this has to be done from the outside. Tiles have to come off and the felt (a.k.a. roofing membrane) battens + fascia, soffit, gutters etc. If roof timbers have wet/dry rot, woodworm etc. they may have to be replaced. If you have to replace all of the roof timber consider raising the pitch of the roof - it will give more head room in the converted attic.

    Anything from 25 to 40K depending on how you want the layout (one large space), number of windows, plumping for bathroom.

    If this is to be certified as bedroom, then need planning permission & fire doors & has to meet minimum headroom requirements. All add more to the final cost.
