    Have you given the landlord notice of your intention to end the tenancy yet? After 4 years you’re required to give them 84 days notice. Just time that to coincide with the date you want to vacate.

    28 day break clause is illegal. You have a Part 4 tenancy, with the rights and obligations that entails.

    In practise - say nothing. There's no need to sign a new lease anyways, due to the Part 4. Once you have a date, give notice. Technically you have to give 84 days. But at that point (and not before) you can mutually agree another shorter period, eg 28 days.

    In the current market, the landlord won't have any problem finding a new tenant.
