Replacement windows and doors, worth the investment?

I'm in the process of retrieving quotes to replace all of our windows and doors in a 20 year old house which currently has wooden doors and frames. The first quote is 15,500-17,000k which I was kind of expecting. We will be living in the house for the next two years, so the replacements are to give us warmer winters and to add value to the house. What I would like to know is, what value do you think we could expect to add once we come to sell? My husband has forecast that the value of the house with our current windows and doors would be around 400k by June 2026.

    Thankyou in advance

It may make your house more appealing to a seller but impossible to add a number or value to you. There is going to be a lot more variables in selling your property and the value then just "look at the shiny windows".

If your planning on selling the house in two years, don't bother it won't add 17k in value. If you are staying in the house for the next 10 years and will feel the benefit of warmer winters then yes but again I don't see it adding 17k onto the value of a home.

I can't see the replacement adding anything near 17 k or more to the value. Maybe 10k.

Current housing market is irrational which means common sense and logic does not apply. It will really come down to supply and demand at the time of sale which is impossible to predict.

To add, what we did in a similar situation was replace just the front door and sold the house one year later. A composite door will set you back about €2k. The reason we did it was a door stands out especially on a for sale ad, it was relatively inexpensive and for the year we lived there with the new door it decreased draughts and heat loss, increased security and also was nice to look at.

Agree with what most have said above, unless it drastically raises the BER it won't add the amount that you'd be spending for 2 years. It should add a greater level of comfort so if you believe it's worth it knowing you will not make the full amount back during the sale then go for it.

My husband has forecast that the value of the house with our current windows and doors would be around 400k by June 2026.

In regards to this point, unless your husband has a crystal ball there is no way with any degree of certainty that this can be predicted. Multitude of external factors could harm/benefit the economy and in turn the housing market.
