Renovating Secondhand house in South Dublin

    Myself and my partner are house hunting at the moment, looking mostly at houses built in the 60s/70s. Most of the houses still have the same electrics and heating from when they were built and many would also need new bathrooms, windows, and flooring as well as work to increase their energy efficiency. Most of the houses are about 100sqm.

    I was wondering if anyone here has recently bought a similar property? If so, how much did you spend or how much have you been quoted for any of this? Trying to get an idea of what we can afford to take on!

    Bought an even older property in Dec 22, South Dublin. Have spent €66k so far:

    • €15k for new roof & guttering
    • €17k rewire & moving meter outside
    • €8k new heating system & replumb - all new pipes and radiators
    • €8k on replacing all windows and external doors
    • €15k on new kitchen
    • €3k on removing old gas heater and installing a new multifuel stove.

    These were the essentials. I am still only about 50% complete but the above has brought me from BER G to BER D. I would I say I'll need to spend another €60k to finish the house but we can take our time now, as it's much warmer.

    All the work was carried out by local tradesmen, and only used who neighbours recommended and they have all been great so far.

    Assuming you want to replumb with new boiler, internally insulate, replaster, rewire, new bathrooms, new windows and doors, new floors, repaint, new blinds, new alarm etc. you could be in around 80-90k.
