Duplex versus house

    Can anyone give examples of pros and cons living on a duplex as opposed to a house? For example a 3 bed duplex versus 3 bed terrace house.

    I’m trying to understand what the difference is and what positives and negatives are when comparing both.

    Do duplex’s have attic space or is this the main difference between duplex and house? Thanks

    My 3 bed duplex is 1st/2nd floor (apartment underneath on ground floor) and has a decent attic but some can be ground/1st floor with an apartment overhead. Mine has external steps, my friend in another development (also 3 bed) has a door at ground level and then internal steps to their 1st/second floor duplex. They have about 3m sq outdoor space on a single square balcony, I have several balconies one being at least 6m x 3m.

    So my answer is it depends on the duplex. I actually have more access for deliveries than my friend has as my steps are straight and I've no ceiling over them to restrict angles.

    Im in a ground and 1st floor 3 bed duplex 115 sq m with own door so it's like living in a house with neighbours above instead of beside. It's actually slightly bigger than the 3 bed semi I was looking at buying in same area which was a bit dearer.

    I have good neighbours and never heard any noise or anything. I have my own back garden. I even have a very handy side entrance.

    I'll never be able to extend or alter the property. I've no attic. I have no driveway. I have management fees but get great value from them. I have no common areas to pay for but the upstairs ones do and their management fees are steep. They share an entrance and a stairs and a hallway with another unit.

    I own a duplex, the biggest complaint for the is that the walls are paper thin. I can literally hear my neighbour take a p*ss. Thankfully they aren't too noisy so its not the worst, but its definitely irritating.

    Also be aware that there are often annual management fees associated with duplex homes, just something else to consider.

    My place has a small attic space for storage and a nice sized balcony.
