Bidding on Offr - minimum bid

I am interested in putting an offer on a house -(im)patiently waiting to go sale agreed on my own

I have registered to bid via the offr site. When I first registered and had a look at the bidding platform an amount came up 10k under asking and I couldn’t bid below that. That figure has now dropped to 45k. There are no offers yet and the house has been on the market about a month.

am I correct in thinking that the agent has manually lowered that and so an under asking bid would potentially be of interest? I was originally going to bid about 5k under but now I’m rethinking!

You are saying originally you could only bid asking-10k and now its asking-45k? I think its reasonable to assume your thinking. The agent wants to get some bids in and that might drum up other interest.

By all means put in a bid of asking-45k if you want. Absolutely no guarantee it will be accepted but its all relative. If the house is 700k asking then 45k isn't a huge amount and vice versa for lower prices.

Not really. Several agencies use the offr platform.

The house next door only got one bid and two viewers, in the three months it was on sale, my friend bought a house in the next town over he was the only one to bid in a year(the house was liveable, the bathroom and kitchen was most likely remodeled about 15years ago, boiler was new) both in Dublin. It's seems that once you get over the 300k mark there a fewer bidders.

I would ring him and offer 50k-60k lower , the worst he can do is say no, and if was willing to take an extra 35k drop(from his initial -10k) and not drop by another -10 I reckon the seller also in a hurry to sell.
