Sale agreed but planning issues

Hi there,

Have spoken with my solicitor but just wondering has anyone any experience similar.

We are 3 months sale agreed on a property but it turns out that the original planning map of the site does not match what exsists.

The house was built in 1979. The current site that it marked off with wire and fencing is a triangular site. But on the original planning maps it shows a rectangular site. The septic tank, house itself and the well bore all do not match what is on the planning document.

Is there anything can be done to rectify this issue?

Id be reluctant to give up at this stage as we LOVE the house

Yes, it's all doable.

The seller will have to regularise the planning before you proceed.

There will be a few months delay but you can still get the house you love.

An application for retention would probably sort out the issues.

Would probably also need to ascertain which shaped site was officially registered/transferred to the seller.
