Water and waste water pre-connection

    Hi all,

    I'd like your opinion about enquiring about water and wastewater pre-connection for a single residential building. On the Irish Water website, they ask to send them the site map and the site layout. I know I can get/pay the site map from the OSI website, what about the site layout?

    I'd like to send the documents myself as I don't still haven't looked for an architect or structural engineer. If I do it myself, any suggestions on how I can design the site layout? Any particular software? or is it hand drawing sufficient, keeping it conformed to the 1:500 scale?

    A bit more info needed. Has the house been built. Had it even got planning permission or is it an old house?

    Sorry for not being clearer sooner:

    1. the house has not yet been built.
    2. We haven't started planning permission as the confirmation of feasibility from Irish Water hence the pre-connection enquire is part of the planning application.

    Location maps and site layout plans are submitted as part of your planning application. Copies of those will suffice.

    At the moment I'm waiting for the site registration in my name before going forward with the planning application. In the meantime, I wanted to use this waiting time to engage with Irish Water about the pre-connection to confirm the feasibility of a connection before finalising the design of the proposed development and seeking planning permission as it takes at least 16 weeks for them to decide.

    So, my question was about enquiring Irish Water for a pre-connection by filling out their online form with the site map (available to buy on the OSI website) and the site layout as required. I do have in mind the layout of my site, I've also used a picture of the site from old planning applications of the same to layout the house, the path, and the access to the house.

    Therefore, I was wondering if I could do myself the site layout. If so, has anybody done that before? Which software applications have you used?

    My goal is to hire a structural engineer when I will start the planning application.

    just another question: Is it better to do a pre-connection enquire to Irish Water before the planning or fill out a connection form to Irish Water along with the planning application?

    The confirmation of feasibility usually doesn't take more than 4-6 weeks in my experience. So if you use your planning documents you've plenty of time.

    As for your question, would a hand drawn layout suffice, well as long as it has all the relevant information that IW require them sure absolutely.

    As to what that retirement information is, that's purely dependent on the site specifics

    For the PCE to IW you need very little.

    Fill out the online form, make sure the Co-Ordinates of the site are on the site plan and the form. (IW use ING and not ITM Co-Ordinates). Very rough map is all that is needed.

    Do this pre planning submission as the IW PCE Ref No. will be asked for during the process, so at least you can let the planners know at planning submission stage the number and that you have already engaged with IW.

    You say above your waiting on site registration of the site before applying for PP. DON'T. Do this after you get planning in case you don't get planning and the only winner is the solicitor with their fee paid. If you dont get planning you own a field you can graze sheep in, but not build a house.
