Open Fire/Open Plan Kitchen

Hi,

The rear two rooms of my house are a kitchen and second sitting room (separated by wall/doors currently). The kitchen is quite small so we were hoping to build an extension, now that building costs have increased we are trying to get creative

Since we already have a sitting room to the front we were contemplating making the back of the house open plan (Kitchen, Utility, Couch TV etc.) by knocking the joining wall between Kitchen/Sitting Room 2. The sitting room currently there has a feature wall built around a fireplace which has cost quite a bit so I'd like to keep. The fireplace has a fire door/glass fitted so isn't your typical open fire

My question -is there any regulations stopping me from doing this. I have something in my head that an "open fire cannot be in the same room as your kitchen but cannot remember where I heard or seen this

Could anyone in the know shed some light on this?

Diagram 1 is about escape/the staircase being in the kitchen not a fireplace, ie a true open plan layout. Shouldn't apple here. AFAIk no part of part B is relevant, kitchen and living are bother considered habitable rooms.

It is permitted. Highlighted by the fact that a traditional Semi/Terrace house was heat at the back by a second fire place. What you are probably thinking is that a room with a heat producing appliance should only have air extract were it is unavoidable. I assume your kitchen has an extract. So you'd need to ensure that it doesn't interfere with the function of the fire. If it is behind glass, that likely means it has a dedicated supply. Confirm that and you're good to go.

Agree. Fire place is not prohibited in my experience. Maybe soma addition CO unit required due to the heat producing appliance (FP).

Yes kitchen has an extract but I will be moving the kitchen as it is currently located on the wall being knocked so I'll be sure to get the above all reviewed when doing the works to ensure I comply and it does not interfere with existing fire
