Subletting two apartments

    Thinking of renting two apartments of a landlord for the purpose of subletting them. Is it profitable to do this ? I was just thinking about this yesterday and wondering what peoples views on this are ?

    I don't think subletting just two apartments would be very profitable, maybe I would need 4 or 6 to make it worth my while. Maybe someone else has already done this and knows which direction to go ?

    You are not going to find a landlord that will be willing to let you sublet their property. Its not worth even considering it - scrap that plan Mondeo

    I’ve a friend who sublets apartments in Dublin, London and Brussels, mainly short-term through AirBnB (Short-term is the only way you can make a decent mark-up). He deals with all the bookings, coordinating the cleaners and maintenance crews when necessary and paying the rent. He does ok. Convincing the landlords that he’ll be able to meet the rent every month is the hard part apparently

    if you’re just subletting in Ireland, you may run into problems getting planning permission.

    What you are considering is called Property Management. I believe you need to be registered to do it in Ireland.

    Why do you think a landlord would rent to you cheaper than they could get on the open market?

    How are you going to make any money with this venture?

    I've seen subletting done in around Spain and the likes. I thought it may have been something that could be done here. Rent a apartment and then sub let it out by the night like an AirBnb type thing.

    No experience but I do know someone who ' managed' a house in Mayo and they had a family member who managed house in Donegal.

    They seemed surprised I never knew about this house managing set up. Basically rent a house long term and sub let it out to holiday makers. New one to me but sounded like a popular source of income for some people in holiday areas.

    Guess the trick is to get good rate rent doubt that possible these days.
