House Build

    Hi

    Building our new, one off house, in East Galway on family farm.

    198sqM, fairly straight forward two storey.

    4 Beds upstairs, open plan living, air to water, floor to ceiling glass at the front around front door and straightforward 60m2 shed at the back.

    Got first tender return = €350,000 for a builders finish for both shed and house.

    Does this sound about right?

    Also, need to add....

    This is a green field site, the €350,000 includes site clearance etc.

    We want to also give this all to a builder rather than take the chance of self - build... Have heard too many horror stories about self-builds

    From reading up on things about prices that to me seems fairly good, if you look at the 350,000 for the 198sqM house alone that works out 1767 per sqM but you are getting the shed also for that so its cheaper per sqM. Suppose depends on the detail, whats included in the builders finish, presume plastered inside and full electrics, all plumbing heating bar white goods, and 1st fix carpentry, so no doors hanging,skirting architrave etc.

    It's not a bad price but do get at least 2 other quotes. Watch out for what's not on the builders list and allow for water connection and development contribution s.

    I'm currently building more or less what you described at the moment in Galway for 365k . The thing you need to watch out for are the PC Sums. For example i budgeted for windows at 20k but they are coming in at 30k also kitchen has gone over budget on me as well.

    Currently doing a self build and looking at 300k for a builders finish for house and shed. House is modern design and is 227sqm


    I'm in Donegal your Galway and going with contractor so sounds about right.
