Average cost of new roof today

Hi all,

Just looking to see can anyone give me an estimate on the cost of a new pitched roof , prefferably zinc roof or slate whichever is cheapest. And with examples using images so I can get an idea of the price compared to the size of the roof needed. The roof I am looking to get done is a regular semi-detached end of terrace 3 bedroom size house roof which also has a flat roof at the rear so looking to replace that also. But finding it hard to get an idea of price with example imagery. Just a rough idea so I know what to expect if anyone has experience and can let me know, thanks

Not my own house but very similar size and roof type, anyone know the rough cost of a new slate or zinc roof for the top floor on the left side and to put a new slightly pitched zinc roof on the flat roof on the right side? A rough cost now, dont expect exact estimates, just curious about how much it would possibly cost

Why do you want a zinc roof, when it's a semi D and your neighbour will have tiles? Do you just not want tiles on it or something?

Well my neighbour doesnt have similar tiles to mine anyway, they have much slimmer tiles . And I like the look of zinc roofs , dont know if theyre more expensive though or what so trying to find that out if anyone knows. Also Im getting external insulation so looking to modernise the look of the house by adding a zinc roof also .

Zinc does look lovely alright. But price wise, it’s going to be way more that good slates, and especially tiles. There’s a reason you don’t see them used in most applications.
