    Is it even worth building your own house these days,

    Lets say you had 1 ac of land in north Cork on side of a road, What price would you be looking at to build a decent size 3 bed home with a decent level of finish to it,

    Say about 145m2 to 150m2

    Would you do it for 250K

    Start with the cost drawing plans and obtaining Planning. Then add levies, water, power and broadband connections.

    Divide what’s left by the square meters. Depending on the finish you need at least €2000.00 per sq meter, probably closer to 2500. Probably cheaper with direct labour but you will need it signed off by an architect or engineer.

    You need to continue saving or aim to leave some rooms unfinished for a while.

    It's on another thread on here some building costs for a house in Cork and a house in Donegal.

    There are too many unknowns to provide a great deal of meaningful comment on costs for your house.

    How big is the site - how big is the house - bungalow - 2-storey - are there much site works to do - level site - level of specification desired - etc.

    Based on other information on here and your own outline above I'd say your budget may be a little low - but a lot depends on the details.

    Draw up plans, submit for planning permission - all need to be within regs and appropriate for the area, local needs, this can be 5K to 30K depending! Do you request a mobile home to live in as part of the permission to save costs? Preliminary DEAP calcs - air tightness test, final BER 2K

    Planning Contributions (currently covered by Government until next April, after that based on size of house - 10-15K )

    Site survey - soil / ground testing, any unexpected site conditions that could balloon budget? 2K - could add 20-30K to budget if piling needed

    Service connections - ESB, Water, Waste, Broadband, site insurance, someone to sign off build - cert of compliance, solicitor fees (landreg) 5K, 9K, 2K, €80, 2K, 4K, 1K (23K)

    Site facilities: plant hire, muckaway & waste removal, toilet, storage, temp water supply, security, road sweeping, scaffolding 3K, 2K, 2K, 1K, 2K, €200, €218, €300, 10K (21K)

    That's before you pay any trades, buy any building material and start any construction!!

    I paid for an hour with a certain west of ireland personality who had a show on RTE helping people build their own home. That might be worth a shot to get an independent view and some ideas? It's certainly possible but think small, box shape and cheap to keep costs down, insulate & air tighten the devil out of it! If you have friends in the trade and are a handy DIY'er this will certainly help costs but doing more yourself can put a strain on relationships.

    Don't worry about my estimate costs above, Cork is a very different area and I may be way out in my ballpark guesstimates. There are online estimators that can price based on a particular house plan design / get a quantity surveyor to do one for you and work with them to scale things back where it makes sense to get under your budget. You will probably be forced to go the heat pump route to meet DEAP which is more expensive depending on time scales too and other measures to meet the A2 standard. Best of luck!
