Kildare County Council - Planning Permission Questions

    Hi all,

    New to the boards, and planning permission in general. Will probably have a couple of questions over the next coming months, but want to get a start on them now...


    Have been advised I dont make anywhere near enough for a mortgage, especially with the rising price of houses, as a single man. Im on pretty good money on my own, but without a second income I will essentially never be able to purchase my own home. Also, I just prefer being able to have my own home designed for what I need. I dont need a mansion...

    This leaves me with the option of buying. I already own a mobile home, so purchasing land, and building a home slowly with the mobile on site is the best option... In theory.

    Local needs... My god what nonsense.

    I have found a lovely site for sale close enough to where I currently reside(I am not a local, only living in Kildare approx. 1 year), which has FPP. Even with PP being approved though, a condition is that the purchaser meets the local needs criteria. How can this make sense? The plot is still for sale, but only for sale to locals with this rule? Or am I misunderstanding this aspect of the criteria?

    The alternative option, potentially, is the thought of buying a plot of land from my friend who lives in the area. He has a portion of land he is considering selling off, however is this also immediately covered by "local needs"? I understand selling a piece of land on your property isn't as easy as selling a car or something, but I figured id ask even before considering that route and seeing what is involved...

    no youre not.

    the field prospective purchasers is very, very limited.

    the local needs requirement is a resultant of the 'free for all' planning policy of 40 years up to 2007.

    Rural housing is a limited resource and planning policy is to limit it to rural locals......

    You may find some sites for sale that do not have those sort of restrictive conditions - but very few - and prices will reflect that.

    Might be worth considering older vernacular buildings or derelict houses that could be brought back into use - generally the local policy does not apply to these - and the appetite to see these buildings saved and reused is growing.
