Planning permissions for garden rooms

Hi all,

I have a question about planning permissions for garden rooms. My understanding is that if a garden room is less than 25 sqm (i.e 24 sqm), I don't need to apply for planning permissions. But, if I add a second separate garden room of about or less than 25 sqm (i.e 24 sqm), do I need to ask for planning permissions?

You are mostly correct but just bear in mind that there are several conditions you need to comply with in order to leave the first shed exempt.... see Class 3 of Schedule 2. Permission then required for the second and subsequent sheds.

One minor correction. The second shed could still still be exempt if it's area combined with the first in less than 25qm. ie the first is 11sqm (less than 25sqm) and the second is 13sqm. Both are exempt.

Can I ask someone who may know what’s the difference between the wooden frame or steel for an outdoor garden room.So much information and I’m getting bogged down will be under 25sqm.

It’s a construction method. Nothing to do with the planning exemption.

You decide on the type of construction of the shed. I assume it will come down to cost, visual and how long you want the structure to be there for.

The OP has already indicated a 24 m2 shed as an example so Im not sure why you needed to add a "minor correction"

Precisely because 24m2 was just an example.

The actual question said “less than 25 sqm”. I was clarifying you can build two (or more) sheds as exempt, depending on the total area.

I suppose addendum would have been more accurate than correction.
