Planning for 4 bedroom but build a 3 bedroom

Quick query as the title says is there any issue if someone has planning to build a 4 bed house but ends up building a 3 bed...as in made one bedroom larger with larger ensuite, walk in wardrobe so one bedroom was omitted....Is this an issue as regards the house being planning compliant in relation to a sale

Can't see there being any major problem as long as you don't change the exterior of the building or it's size and location in any way. Nor it's purpose that you applied for. As long as new interior layout meets building regs, hardly an issue. But then I'm a common sense chap, not a picky solicitor or council official.

Could the house have been built as per the planning permission. And then converted to the current layout. Then there is likely no issue.

However, if the layout changes my the exterior walls have moved, roof has changed, then it if likely not in compliance with the grant.

No changes to the exterior wall or roof. just internal, where the main bedroom ensuite was supposed to be is now a walk in wardrobe, and the ensuite is where the 4th bedroom was supposed to be.

Planning won't be an issue so. Just ensure that the new layout complies with building regulations.
