    Hi

    I just moved into new semi D house in Dublin we eventually would like to build new extension out back. Our existing neighbour has extension built and their outer gutter line is exactly on backborder boundery line.

    We want to avoid dispute when building.

    My question. Is regarding the 50mm gap in regulations. That you can build up to 50mm from boundary does this include width of gutter? Or is it just the actual wall?

    Should neighbors outer gutter line be 50mm back from boundary line?

    Appreciate a reply here from someone who knows as I've googled with varied results

    There is no 50mm in the regulations.

    Can you link to where you got this, just in case i misinterpreted your explanation.

    Yeah its not one I've heard of myself (50mm boundary gap)

    There is no 50mm gap rule. You can build hard to the boundary, look at the 1000s of buildings attached to adjacent buildings.

    The gutter is included in the "building". If outer edge of the gutter is exactly on the boundary they have done the right thing. In many cases the gutter is conveniently forgotten about and sails over.
