Trying to move mortgage

    Hi,

    Spent the last 3 months trying to move mortgage, 1 year old self build, not cheap between broker, soliictor fees. Then Avant requested certificate from engineer that he had supervised the pouring of the foundations, original bank hadnt asked for this so another 300eur to the engineer for a boilerplate letter. see below, but Avant are saying this does not state that the pouring of the foundations was supervised and wont accept it but wont specify what should be changed. Also with the delays, had to pay for a second valuation of the house. If paperwork not in by end of week offer will be withdrawn. Completely pissed off at this stage.

    Not sure I can do anything, just wanted a rant

    The letter is not very well written. Over complicated sentences that go in circles. I would mark up and ask for a revised letter.

    In the first paragraph, as written, it says he carried out laying of the foundations. I presume he didn’t.

    The second says he did a visual inspection of the design of the foundations? And that the design was substantial compliant. Who designed the foundations? Why only substantially compliant?

    Planning permission has nothing to do with foundations. Makes no sense to mention it. Some of the legalese he is using is redundant (aforesaid adds nothing there).

    If the engineer supervised the construction, he should say supervised. If he design the foundations, and inspected the pour. He should confirm they were in accordance with the design. And that the design meets the requirements.
