Mortgage 2022 - Current average time for deeds and contracts to get to solicitor!

    Our solicitor is awaiting the deeds and contract from the sellers. Have been told today will be minimum 4 weeks. Is this normal?Mortgage will be with AIB and we are buying privately from the property owner so no estate agent involved. Anyone know average wait time to get all this done until the drawdown? Worried as our valuation is only valid for 4 months!!

    Do you mean 3 months for the whole process, as in from contracts to drawdown? Thanks!

    If the deeds are in a bank (fairly normal) it will be weeks before the banks release them .

    Just to give you an idea I sent a request for deeds from Ulster Bank and for them to be sent to my solicitor and they arrived within a week and that was July. No delay.

    Got sale agreed in Sept and the buyer had sale agreed on his. Told the average sale can take 12/15 weeks our solicitor said. Buyers solicitor asking silly questions so letters back and forth. Asking about extensions when there are none etc. Think delay can be to do with solicitors.

    . At 15 weeks the buyers buyer disappeared so we assume they could not get mortgage. House back up for sale. Do not assume the delay is collecting deeds. Mortgages can take 12/15 weeks and now banks are asking for updated information on payslips etc. Think some of the delay can be due to the buyer themselves.
